Agreement Purpose
This Pre-Disaster Agreement designates Service Restoration Pros, LLC as the preferred emergency restoration provider for the Association named above. Upon execution, the Association is placed on the Priority Dispatch List and is entitled to the following terms in the event of a qualifying emergency affecting common areas or shared property.
Qualifying Events
- Water damage from burst pipes, appliance failure, roof leaks, or storm-related flooding
- Fire or smoke damage to common areas, shared structures, or mechanical rooms
- Storm surge, hurricane, or tropical storm damage to common-area property
- Sewage backup or contaminated water intrusion in shared spaces
- Mold growth resulting from any of the above events
Authorized Mitigation — First 48 Hours
Upon notification of a qualifying event, the Association authorizes Service Restoration Pros to immediately perform the following without additional board approval for the first 48 hours or until the next business day:
- Emergency water extraction and removal of standing water
- Deployment of industrial air movers and commercial dehumidifiers for structural drying
- Fire and smoke damage cleanup, soot removal, and odor elimination
- Application of EPA-registered antimicrobials to prevent mold growth
- Contents protection, temporary storage, and emergency boarding/tarping as needed
- Complete photographic and moisture-reading documentation for insurance claim submission
A full written scope of work will be presented to the Association for signature before any restoration or reconstruction work begins beyond the initial 48-hour mitigation period.
Pricing & Insurance Billing
All services will be billed at pre-negotiated rates consistent with insurance industry standards (Xactimate pricing). Service Restoration Pros will work directly with the Association's insurance carrier, adjuster, and property manager to submit documentation and process the claim. The Association is responsible only for any applicable deductible unless otherwise specified by their insurance policy.
Important: This agreement does not create a financial obligation until a qualifying event occurs and services are rendered. There is no retainer, subscription fee, or advance payment required. The Association's only obligation is to call us first and allow us to assess the damage before engaging any other restoration contractor.
Insurance Coordination
Service Restoration Pros carries general liability insurance and workers' compensation insurance. Upon request, we will provide a current Certificate of Insurance naming the Association as an additional insured. We accept all major insurance carriers including Citizens Property Insurance, USAA, State Farm, Allstate, Nationwide, Travelers, and the NFIP (National Flood Insurance Program).
Cancellation
Either party may cancel this agreement at any time with written notice. Cancellation does not affect any work already authorized or in progress.
